  1. How much can I borrow?

    Our bridging loans and property development finance typically range between £200,000 and £15 million for periods of three months to one year but in certain circumstances we will consider outside of this range. Contact us if you would like to discuss this.
  2. What are the penalties if I pay back the loan more quickly than agreed?

    There are no redemption penalties following any minimum period.
  3. What security is required?

    First legal charge over the property provided as security.
  4. How are you able to act so quickly?

    Credit & Mercantile is a principal lender for bridging loans - we lend our own funds and have a fast track process avoiding excessive and lengthy bureaucracy or 'red tape'. You will deal directly with the decision maker.
  5. What's the catch?

    There isn't one. Credit & Mercantile is at the heart of the property market place, with experience of providing property secured finance for over 20 years. We have extensive expertise, and the company operates to the highest standards of courtesy, professional diligence and business ethics.
  6. Do I earn enough for you to consider a bridging loan?

    Our bridging loans are non-status. Credit & Mercantile look at the proposition, not the borrower's income.
  7. Are there any application/enquiry costs?

    There are no upfront fees whatsoever. It costs nothing to apply.
